Skupina CTP zakladatele Remona Vose je největším developerem a provozovatelem převážně průmyslových nemovitostí ve střední a východní Evropě. V celoevropském měřítku pak patří do TOP 5, její základnou je Česká republika.
V prvním pololetí letošního roku dosáhla CTP Group zisk 99 milionů eur (více než 2,5 miliardy korun), kdy hrubý příjem z pronájmu činil za toto období 152 milionů eur (více než 4 miliardy korun). Navzdory pandemii koronaviru zaznamenala skupina růst příjmu z pronájmu i ve druhém čtvrtletí letošního roku. Ten dosáhl výše 72 milionů eur, což představuje 16% meziroční nárůst. CTP Group také v prvním pololetí navzdory pandemii uzavřela nové dlouhodobé nájemní smlouvy na více než 345 tisíc m2. „Poslední tři roky jsme se soustředili na růst našeho portfolia v blízkosti nejvýznamnějších měst v regionu. To se ukázalo jako správná strategie v průběhu pandemie. Umožnila nám okamžitě reagovat na zvýšené požadavky logistických a e-commerce firem. A také v náš prospěch funguje trend nearshoringu v některých sektorech, patrný už před příchodem pandemie, která jej jen urychlila,“ komentoval to zakladatel, majitel a CEO CTP Group Remon Vos. A doplnil ho finanční ředitel skupiny Richard Wilkinson: „Příjem z pronájmu skupině rostl navzdory pandemii koronaviru, obsazenost zůstává na úrovni 94 % a dále rosteme. Většinu ploch máme navíc pronajatou na dlouhou dobu, což považuji za velmi pozitivní ukazatel výkonnosti naší skupiny, která je nedílnou součástí české ekonomiky.“
Stálý růst a certifikát udržitelnosti
Plocha pronajímaných prostor společnosti CTP vzrostla v prvním pololetí o více než 268 000 m2 a ve střední a východní Evropě tak aktuálně tvoří 5,8 milionu m2. Poptávka po prostorech byla v 1. polovině roku 2020 silná především v Rumunsku, kde firma očekává růst o dalších 389 tisíc m2 do konce roku, a to primárně vlastní výstavbou. Celkem 46 projektů má nyní firma ve výstavbě napříč celým regionem střední a východní Evropy. Do konce roku 2020 proto očekává, že CTP Group bude spravovat 6,5 milionu m2 ploch a plánuje nadále růst, převážně v průmyslovém developmentu.
Více než 80 % portfolia nemovitostí CTP Group disponuje certifikátem udržitelnosti BREEAM a skupina směřuje k provozní uhlíkové neutralitě v roce 2023. Svůj cíl certifikovat kompletní portfolio průmyslových nemovitostí oznámila CTP Group v září 2019 a celý proces započala v lednu 2020 v šesti zemích s pomocí lokálních specialistů. V současnosti přes 80 % nemovitostí z portfolia CTP dosáhlo hodnocení BREEAM Excellent nebo Very Good. To znamená, že k refinancování portfolia může využít tzv. zelené dluhopisy. V návaznosti na environmentální certifikaci svých budov CTP spustila celou řadu aktivit, které jí mají umožnit dosáhnout provozní uhlíkové neutrality v roce 2023.
Seniorní dluhopisy
Začátkem října si navíc společnost CTP připsala úspěšný debut i na poli dluhopisů. Emise takzvaných zelených dluhopisů v hodnotě 650 milonů eur (přibližně 17,62 miliard) je totiž vůbec největší úvodní emisí developerské společnosti v některé ze zemí střední a východní Evropy.
Poptávka po zelených dluhopisech CTP navíc výrazně převýšila nabídku a na vrcholu byla více než 2 miliardy eur. Velmi dobré kreditní parametry českého developera ocenily kromě investorů i ratingové agentury a firma získala dva ratingy investičního stupně od agentur Moody‘s a S&P. Emisí právě zelených dluhopisů CTP podtrhla své zaměření na dlouhodobou udržitelnost.
Česko stále srdcem skupiny
CTP Group založil Holanďan Remon Vos v roce 1998 v České republice. Přestože Česko zůstává jejím domácím trhem, expandovala CTP Group na další středo- a východoevropské trhy. Ke konci června roku 2020 firma v Česku vlastnila 3 456 000 m2 ploch v 54 areálech, což představuje bezmála 60 % jejího portfolia. A v Česku plánuje další výrazný rozvoj. Ve výstavbě má více než 340 tisíc m2 ploch ve 13 průmyslových parcích, nejnověji zahájeným je zcela nový ctPark Ostrava Poruba, který v budoucnu nabídne 90 000 m2 ploch pro lehký průmysl, logistiku a e-commerce. CTP Group se zaměřuje na okolí hlavních měst v regionu střední a východní Evropy. Například ctPark Bucharest West s plánovanými 653 000 m2 plochy se ke konci roku stane největším parkem v portfoliu CTP Group. Celkem CTP Group vlastní čtyři parky v okolí Bukurešti, tři kolem Budapešti a tři kolem Prahy. Další pak v okolí Bratislavy nebo Bělehradu.

Despite the Pandemic, CTP Group is Growing
Remon Vos' CTP Group is the largest developer and operator of predominantly industrial real estate in Central and Eastern Europe. On a pan-European scale, it ranks among the TOP 5; its base is the Czech Republic.
In the first half of this year, CTP Group achieved a profit of 99 million euros (more than 2.5 billion crowns), with gross rental income for this period amounting to 152 million euros (more than 4 billion crowns). Despite the coronavirus pandemic, the group saw an increase in the rental income in the second quarter of this year. This was 72 million euros, which represents a 16% year-on-year increase. What is more, in the first half of the year, despite the pandemic, CTP Group concluded new long-term leases for more than 345 thousand m2. "For the last three years, we have focused on growing our portfolio in the surroundings of the most important cities in the region. This proved to be the right strategy during the pandemic. It enabled us to respond immediately to the increased demands of logistics and e-commerce companies. What has worked in our favour as well, has been the trend of nearshoring in some sectors, which was evident even prior to the arrival of the pandemic that only accelerated it," comments Remon Vos, the founder, owner and CEO of CTP Group. The group's Chief Financial Officer, Richard Wilkinson, adds: "The group's rental income has grown despite the coronavirus pandemic, occupancy remains at 94% and continues to grow. Moreover, most of the spaces we have leased are long term contracts, which I consider to be a very positive indicator of our group’s performance, which is an integral part of the Czech economy."
Steady growth and a certificate of sustainability
The area of CTP's leased premises increased by more than 268,000 m2 in the first half of the year and currently amounts to 5.8 million m2 in Central and Eastern Europe. Demand for the premises was strong in the first half of 2020, especially in Romania, where the company expects growth of another 389 thousand m2 by the end of the year, primarily through its own construction. The company has now a total of 46 projects under construction across the entire region of Central and Eastern Europe. By the end of 2020, CTP Group expects to manage 6.5 million m2 of premises, and plans to continue growing, mainly in industrial development.
More than 80% of CTP Group's real estate portfolio is BREEAM sustainability certified and the group aims for operational carbon neutrality in 2023. CTP Group announced its goal to certify its complete industrial real estate portfolio in September 2019 and began the process in January 2020 in six countries with local specialists. Currently, over 80% of properties in the CTP portfolio have got BREEAM Excellent or Very Good rating. This means that it can use so-called green bonds to refinance the portfolio. Following the environmental certification of its buildings, CTP has launched a number of activities as to achieve operational carbon neutrality in 2023.
Senior bonds
In addition, at the beginning of October, CTP made a successful debut in the bond sector. The issue of so-called green bonds worth 650 million euros (approximately 17.62 billion) is the largest initial issue of a development company in any of the countries of Central and Eastern Europe.
What is more, the demand for CTP green bonds significantly exceeded supply and peaked at more than 2 billion euros. The very good credit parameters of the Czech developer were appreciated not only by investors but also by rating agencies. The company received two investment grade ratings from Moody's and S&P agencies. The issue of CTP green bonds underlined its focus on long-term sustainability.
Czechia is still the heart of the group
CTP Group was founded by the Dutchman Remon Vos in 1998 in the Czech Republic. Although Czechia remains its domestic market, CTP Group has expanded to other Central and Eastern European markets. By the end of June 2020, the company owned 3,456,000 m2 of premises in 54 zones in the Czech Republic which represents almost 60% of its portfolio. And, it plans further significant development in the country. It has more than 340,000 m2 of spaces under construction in 13 industrial parks, the most recently launched being the brand new ctPark Ostrava Poruba, which will offer 90,000 m2 of premises for light industry, logistics and e-commerce in the future. CTP Group focuses on the surroundings of major cities in the region of Central and Eastern Europe. For example, ctPark Bucharest West with the planned area of 653,000 m2 will become the largest park in the CTP Group's portfolio by the end of the year. In total, CTP Group owns four parks around Bucharest, three around Budapest and three around Prague. And some more in the vicinity of Bratislava and Belgrade.
